The land acquisition represents the first phase of the Ware Farms planned community.

 

Tri Pointe Homes acquired 252 acres with the intent to build 774 new homes in the Ware Farms planned community in San Tan Valley, Arizona. The transaction for approximately $27.7 million fits Tri Pointe Homes’ strategy of building quality, innovative homes in locations with convenient access to major transportation and employment corridors, according to the builder.

“Tri Pointe Homes has been building in the East Valley for over 30 years, and it continues to be a hot spot for housing,” says Tri Pointe Homes Arizona division president James Attwood. “We’re thrilled to be kicking off things with development of Phase 1 at Ware Farms, which will be a significant planned community for years to come.”

The builder will offer four home designs in the planned community, with homesites ranging between 48 and 65 feet wide. Ware Farms will include a large central clubhouse, a swimming pool, event lawns, a 2-acre lake, sports fields, and basketball courts. Tri Pointe will develop the primary amenity space and 10 of the 15 park acres.

The community will be located close to transportation routes, including Ironwood Road, Loop 202, and the state Route 24 connection. Ware Farms is in close proximity to many employment centers, including many high-tech, financial, and medical companies in Chandler and the Phoenix-Mesa Gateway Airport.

“Delivering homes that are life-changing by design and amenities that are lifestyle-enriching is our core approach, and added to that is the great Ware Farms located in San Tan Valley,” Attwood says. “This is very exciting from a development opportunity standpoint and even more so for our customers who will enjoy the outstanding quality and convenience each and every day.”

Land production is slated to begin this summer, and home sales are scheduled to begin in 2024. Tri Point Homes has purchased all of Phase 1—774 lots of the total 1,435 in the Ware Farms planned community.
